NEW HOME CONSULTANT
POSITIONSUMMARY:
Primary focus is toadminister and coordinate the new home purchase process and close of escrowwith the ultimate goal of creating tickled, delighted and happy customers.
ESSENTIALDUTIES AND RESPONSIBILITIES:
Sell,process and close homes in accordance with company business plans, with thefinal goal of creating a customer that is "tickled, delighted and happy"
Withinthirty (30) days of employment, must complete the online, Lennar SuccessUniversity (LSU) Sales Training Suites
Allnew home consultants are required to participate in the division phone banksand events relative to their communities
Adhereto the company's selling philosophy when serving our home buying customers andrealtor customers utilizing all selling and organizational tools provided. Thisalso includes accompanying them through the Welcome Home Centers, undecoratedmodels (which may be at various stages of construction), and/or availablehomesites
Providetimely and consistent follow-through with current customers from initialcontact to after closing. All requireddocuments must be completed and submitted in a timely manner to escrow team
Travelthroughout the local community in order to self-generate sales fromrealtor/co-broker businesses, referrals and self-prospecting
Developan in-depth knowledge of the competitive marketplace, including product, site,local community, sales, advertising and demographics
Monitorand record daily customer traffic utilizing company designated tracking tools
Recorddata regularly and prepare periodic company reports in a timely manner
Participatein the homeowner orientation(s) required by the division. Where appropriate, work with customers on theirbuilder option purchases
Participatein neighborhood promotions and marketing programs
Maintaina list of models, communicate with the field team for proper maintenance andsecure daily
Attendsales meetings to review neighborhood status and sales strategies
Leadand/or assist in processing complete paperwork to result in escrows closing ina timely manner
Maintainthe condition of the model homes and Welcome Home Center, communicating withthe field and office for maintenance
Musthave good communication skills and be organized and efficient
Performall other duties as assigned
EDUCATIONAND ADDITIONAL REQUIREMENTS:
High school diploma or GED required
Basedon state regulations, most new home consultants will be required to have avalid real estate license
Knowledgeof real estate law required
Knowledgeof construction, mortgage, finance, and escrow processes a plus
Possess and maintain valid driver'slicense and reliable transportation
Provide evidenceof current automobile liability insurance that complies with Lennar's minimumrequirements, per Section 5.22 of the Associate Reference Guide (minimumautomobile liability limits of $250,000 per person/$500,000 peraccident/$100,000 property damage and $250,000 uninsured motorist coverage)
Maintain satisfactory traffic violationrecord, per Section 5.22 of the Associate Reference Guide
Adhere to Lennar's Vehicle SafetyProgram and maintain a copy in the associate's vehicle
Within thirty (30) days of employmentor assignment to the position, and annually thereafter or following an accidentor serious violation, successfully complete and pass Lennar's online automobilesafety training program

PHYSICAL REQUIREMENTS:
This is primarily an active position, involvingoffice/phone work and walking in all weather conditions to homesites in thecommunity. Must have a valid driver's license in order to take customersthroughout the neighborhood and community, visit realtor offices, and tovarious other meetings in the process of self-generating sales. Fingerdexterity is required to operate computer keyboard and telephoneequipment. Must be able to lift andcarry supplies and materials up to twenty-five (25) pounds.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
